PRE-GAME
We will get together either on zoom or at the office and thoroughly review the home buying process with you. Come offer day we want you to be very comfortable with your decisions. We will help you determine which opportunities in the market match what you seek and email you homes that might be of interest to you. We will review the required documents and disclosures. We refer you to all the professionals involved in your sale.
Pre-approval
We work with lenders every day and can recommend the best in the business for your situation. You contact a few and decide who you want to work with. Have them complete was is called a pre-approval or a pre-commitment. Applications typically require your employment information, assets and debts, income, and credit history. This is required to make offers and the stronger it is, the more likely your offer will get accepted.
The Search
Your purchase price, condition of the home you want, your commute to work and family will all determine where you will buy. We will help you learn more about these communities and will uncover EVERY home for sale that meets your parameters.
The Offer
We will do research and produce a comparative market analysis on the home. We will advise you on offer and negotiating strategies to be able to secure the home. We will write, present and negotiate the offer on your behalf to the listing agent. We do our best to get you the home at the best price on your terms. Move in
Inspections
Can be conducted pre-offer or post-offer. The licensed home inspector will provide you a report on the home for you to make your best decisions on moving forward with purchasing the home.
Getting to the closing table
Massachusetts is a 2 contract state- so a purchase and sales agreement will be executed next. You contact your lender and formally apply for your financing. They will conduct an appraisal of the property to confirm value. The closing attorney will do a title search, and prepare your closing paperwork. Three days before closing they will send you your settlement statement. At the closing you are legally receiving ownership of the property.
