Preparation

Together we will walk your home and determine what we can do to enhance your property to show its best. We can recommend repair professionals if you choose to do repairs. As part of our services, our team will bring in an Interior Designer and Stagers.
Determining Value
We will produce a comparative market analysis on your home to present to you. Coupled with the current heat of the market, amenities of your neighborhood, the condition of the home and recent sales we determine the value of your home.
Marketing
We are an advertising agency in the real estate industry. We have graphic designers, photographers, marketers and stagers on our team. We will develop a marketing strategy for getting your home in front of the buyers that will pay the most for it. Our strategies and techniques include professional photography, videos, social media campaigns, agent-to-agent referrals, traditional media and SEO advertising.
The Offer Process
Buyers will make offers on your home. We will evaluate each offer for viability, making sure the buyer is pre-approved and can afford to close on the home. We utilize negotiating strategies to get you the best buyer, at the highest price, with a closing and move that suits you. We review and advice you on the different components of the offer- deposit amount, down payment, financing, inspections, contingencies, settlement date, and a list of fees and who will pay them. When both parties have agreed to the terms, an offer to purchase is signed.
Getting to the closing table
Once the offer is accepted, the buyer will conduct their inspections. Massachusetts is a 2 contract state, so a purchase and sales agreement will be executed next. The buyer formally applies for their financing. Upon acceptance, the buyer’s attorney will do a title search, and your attorney will prepare your closing paperwork, including a new deed. At the closing, you are legally transferring ownership of the property to the new buyer.
